The homes of Alicante Centro
In the centre the tenement block rules: buildings from the 1950s, 60s and 70s, many with the original wiring and plumbing, long corridors, small closed kitchens and enclosed balconies crying out to be opened up. Towards the Ensanche and the old town you find older buildings, with high ceilings and features that are often worth keeping.
It's the kind of home that gains the most from a full renovation: a layout from sixty years ago doesn't fit how people live today, and behind an "old-fashioned" flat there's almost always a lovely home waiting for someone to bring it up to date.
What this area does to a home
- Aluminous cement and 1960s-70s structure
- Part of the housing stock from those years was built with aluminous cement. It's not cause for alarm, but it is something to check before touching anything: we assess the state of the floor slabs and joists and tell you the truth about what's there before you sign a quote, not halfway through the job.
- Old-building wiring and plumbing
- Consumer units with no per-circuit protection, sockets with no earth, lead or iron pipes with decades on them. In a central flat, renewing the electrics and plumbing isn't an extra: it's what prevents the fright, and what the certificate we sign requires.
- A layout from another era
- Closed kitchens, corridors that eat up space, split living rooms. Opening the kitchen onto the living room or reworking the layout completely changes how the flat feels — but touching walls in a tenement block means knowing which are load-bearing and what paperwork is needed. We handle that.

Do you renovate older flats in central Alicante?

My building is from the 1960s. How do I know if it has aluminous cement?
Before quoting any job that touches structure, we check the state of the floor slabs and joists. If aluminous cement turns up we tell you clearly and explain the options — we never hide a structural problem to close a job.
Do I need a licence to renovate a flat in the centre?
For work that doesn't touch structure a minor-works declaration is usually enough; if communal elements or structure are involved, it's major works. We prepare and submit the paperwork as part of the job — you don't fight the town hall yourself. That matters even more if you're managing this from abroad.
Can you open the kitchen onto the living room or take down walls?
Yes, it's one of the renovations that changes a central flat the most. First we check which walls are load-bearing and what permissions are needed (the community and the town hall), we put it in writing, and then we carry it out with our own team.
