The homes of Torrevieja

Around the centre and the seafront you'll find apartments built between the 1970s and the 2000s, made for summer and now with services due for renewal. Towards La Mata, Los Balcones, Aguas Nuevas and the surrounding urbanisations it's mostly bungalows and terraced houses, with a solarium, little shade and the air conditioning as the most important appliance in the home.

Torrevieja doesn't have one source of salt, it has two. We go, measure, photograph what matters — the consumer unit, the pipework, any damp on a north-facing wall — and send you a fixed written quote, line by line, usually within a day or two. The visit costs nothing.

Once you say yes, one named person runs the job and answers your WhatsApp. Before anything is opened up we check your community's statutes and working hours — where many flats are shut for the winter, the neighbours who stay hear every drill — and lodge the works declaration or licence with the town hall. Then you follow it in photos: the demolition, the new wiring and pipework, the tiling, the finishes. Any change is put to you in writing, with options.

You pay in stages tied to the work, by bank transfer with an invoice each time. When it is done you get the electrical and air-conditioning certificates signed by the team that fitted them, and the written guarantee. Sign it off in person or remotely. I let my apartment in summer. When's the best time to do the work?

The salt from the lakes is very aggressive. Do you account for it?

My bungalow is a 1990s one in Los Balcones. Is it worth renovating it all at once or in stages?

It depends on the state of the services. In the Los Balcones and Aguas Nuevas bungalows of that era, the wiring and plumbing are usually at their limit, and it's better to do it in one go rather than opening the same walls twice. If it's only the bathroom and kitchen, it can be done in stages. We look at it on the visit and tell you straight, without padding the job.

Do you handle the electrics and the air conditioning too, or subcontract them?

We do them ourselves. We're authorised low-voltage electricians and a registered climate-installation firm: the wiring comes with its signed certificate and the air conditioning with its own. In a coastal home, having a single person responsible for everything avoids the "that's not mine" when something fails mid-season.

Do I need a licence from Torrevieja town hall to renovate a bathroom or kitchen?

A bathroom or kitchen that leaves structure and façade alone normally needs a declaración responsable for minor works, lodged with the town hall. Take out a load-bearing wall or alter the façade and it stops being minor works: a licence, with a project if structure is involved. We tell you which applies at the visit and lodge it as part of the job — you deal with none of it.

My apartment is in a seafront block. Do I need the community's permission, and who deals with the neighbours?

The community has a say over anything that touches the shared parts: the façade where the outdoor air-conditioning unit hangs, the working hours, how the lift and stairwell are protected. We read the statutes before quoting, give the administrator notice, and field any questions from the neighbours, so you are not taking calls from abroad. If the statutes rule something out, you hear it before you commit.

I don't speak Spanish. How do we communicate while I'm abroad?

In English, from the first message to the guarantee. The photos from the visit, the quote, every decision and the handover are in writing on one WhatsApp thread with the person responsible for your job, so there is a record you can scroll back through, whatever the time is where you are. Calls are fine, but nothing is agreed on a call alone.

I'm renovating my Torrevieja apartment to let it. What do I end up with?

A home built to take the turnover, and the paperwork.
