Do you also do the electrics and the air conditioning?
Yes, with our own team. We're authorised low-voltage electricians and a registered climate-installation firm: the electrics come with their certificate and the air conditioning with its own, without subcontracting what decides whether the home works.
Do I need a licence from Guardamar town hall for a bathroom or kitchen refit?
For a bathroom or kitchen that doesn't touch structure, a minor-works declaration (declaración responsable) is normally enough; touch a load-bearing wall or a communal element and it becomes a major-works licence with a project behind it. We prepare and file it with the town hall as part of the job, before the first skip arrives. You don't chase a Spanish council from abroad.
My apartment is in a block by the beach. Who deals with the community of owners?
We do. Before starting we check the community's statutes and working hours, give notice to the neighbours where it's required and protect the lift, stairs and hallway while materials go up and rubble comes down. In a seasonal block that empties out in winter it's mostly a matter of doing it by the book, so nobody comes back in spring to a complaint.
I only use the flat in summer, or I let it. When would you do the work?
Autumn or winter, while the place is empty. The months a Guardamar apartment sits closed up are exactly when the trades can get in without disturbing anyone or fighting the summer crowds, and it's handed back ready for Easter and the first bookings. You lose no letting weeks and no summer, and you come over once at the end if you want to, not for every decision.
I live abroad and my Spanish is limited. How do we communicate during the job?
In English, in writing, from the first message.
